Terms To Expect

  • Up to 80% LTV/LTC
  • 11.5%–14% rates (ie $500k loan, $1000 origination, 12 month term, 12.2% APR)
  • Flat $1,000 origination – No points
  • 6–12 month terms – Extensions available
  • Close in 2–3 business days
  • ACH autopay

Borrower and Documentation Requirements

  • Investment or Business Purpose loans only

  • Personal guarantees required

  • Business checking account required for payments

  • Monthly payments due on the 1st business day of each month with no grace period

  • Project must remain under 80% LTV

  • No second/junior liens allowed

  • Credit check required for first loan (no minimum score requirement)

  • Criminal background check required

  • Experience helpful but not always required

  • Signed loan application

  • Purchase contract & addenda

  • Title insurance commitment requested from title

  • Proof of insurance for the property

  • Construction budget if applying for a construction loan
